Roof Inspection Checklist
1. Curling Shingles
Curling shingles is a sign of roof age and weathering, and it means your shingles are brittle and will need to be replaced soon. Excessive shingle curling can leave areas of your roof exposed.
2. Missing & Broken Shingles
Check your roof for any noticeably missing or broken shingles. These will need to be replaced right away to prevent water damage to the roof.
3. Flapping Shingles
The same is true for flapping shingles. All shingles should be nailed securely to the roof and sealed to prevent moisture from entering.
4. Excessive Granules on Shingles
Excessive granulation on shingles is another sign of old age indicating that your shingles will need to be replaced soon. Consult with a reputable roofing contractor to determine how much life your shingles have left.
5. Rusted Flashing
Rusted or damaged flashing will need to be replaced.
6. Visible Nails
Nails should not be visible. All nails should be sealed to prevent moisture from penetrating the roof.
7. Moss & Lichen
Moss and lichen could be an indicator of roof rot underneath the growth.
8. Sagging Roof Ridge
A sagging roof ridge indicates further damage underneath the shingles. Have a reputable roofer determine next steps.
9. Dry Rot on Fascia & Soffit
Inspect the fascia, soffit and eaves for rotting wood. Rotting wood in these areas will need to be replaced, as the damage can impact the roof.
10. Clogged Gutters
While you’re at it, make sure your gutters are clear and that there is proper shingle overhang on the gutters. If not, the gutters will not be able to do their job protecting your roof from excess water.
